Behind the Sale: 22918 Date Avenue | Creating Demand Before the Home Ever Hits the Market

Every great project starts with a phone call.

This one came from a longtime investor client of mine who had just picked up a property in Torrance's Marble Estates. He knew he had bought well, but he also knew the opportunity wasn't simply in renovating the home—it was in creating something truly exceptional. Before a single wall moved or a permit was pulled, he wanted me involved in the process.

This wasn't a conversation about paint colors or countertops.

It started with strategy.

We walked the property together and spent hours discussing where additional square footage would create the most value, how to improve the flow of the home, what buyers in today's market actually want, and how every decision we made would ultimately impact the final sale price. We worked through floor plans, design concepts, functionality, curb appeal, finish selections, and countless details that most buyers will never consciously notice—but absolutely feel the moment they walk through the front door.

The objective wasn't simply to renovate a house.

The objective was to create the home every buyer would remember.

Months later, once construction was complete, we shifted into what I believe is just as important as the renovation itself—presentation.

My wife, Thata of Staged by Thata, worked her magic, transforming an already beautiful home into one buyers instantly connected with emotionally. Great staging isn't about making a home look expensive. It's about helping buyers imagine their life there. Every room had a purpose, every space felt inviting, and everything worked together to create an experience rather than just a showing.

Then came the photography.

People ask me all the time who shoots my listings.

Truthfully...I usually don't tell them.

She's become my own little secret weapon. She's incredibly talented, captures homes better than anyone I've worked with, and selfishly, I'd like to keep her all to myself. The way she captures natural light, architecture, and emotion makes buyers stop scrolling and start scheduling showings.

But that's only the beginning.

One of the biggest advantages I bring to every listing is the marketing that happens before the property ever reaches the MLS.

Every listing I take goes through an extensive off-market networking campaign. Before the public even knows the home exists, it's introduced to private networking groups, top-producing Realtors, investors, relocation contacts, past clients, and my personal network throughout the South Bay.

The goal isn't necessarily to sell the home off market.

The goal is to build anticipation.

I want buyers hearing about the property before it ever appears online. I want agents calling their clients saying, "There's something special coming...you need to be ready."

That strategy worked exactly as planned.

Before we officially launched 22918 Date Avenue, we received two very strong off-market offers through my networking groups alone. The sellers could have accepted either one and walked away happy.

Instead, we stayed disciplined.

Those offers confirmed what we already believed—we had something the market was going to love.

So we kept pushing.

We door knocked the neighborhood because neighbors are often your best marketers. We mailed surrounding homeowners to generate curiosity and excitement. We personally reached out to agents with buyers who fit the profile. We hosted a packed brokers open so the South Bay brokerage community could experience the home before the general public.

By the time launch day arrived, it didn't feel like another listing hitting the MLS.

It felt like an event.

And once we officially came to market...

It was a party.

More than 100 people came through the home on Saturday.

Another 100+ people toured it on Sunday.

The house was buzzing from open to close. Buyers lingered in every room. Families came back for second showings before the weekend was even over. Agents returned with different clients. Neighbors brought friends who had been waiting years for something like this to come available.

The energy was incredible.

And honestly...

The house deserved every bit of it.

Everything about the property just worked.

The floor plan.

The natural light.

The expanded living spaces.

The quality of the renovation.

The design choices.

It struck that rare balance between timeless and modern, luxurious without feeling overdone, and functional enough for everyday living. It wasn't trying to impress people.

It simply did.

One of my favorite moments during every listing is watching buyers walk through the front door.

Within seconds, you can usually tell.

They slow down.

They smile.

They start pointing things out to each other.

Instead of talking about what they'd change, they begin talking about where their furniture would go.

That's when you know.

And we saw that over and over again throughout the weekend.

When offer day arrived, the momentum we had spent months building translated exactly the way we'd hoped.

After just 6 days on the market, we received seven exceptionally strong offers, creating tremendous leverage for our sellers and allowing us to negotiate from a position of strength.

The home ultimately sold for $1,900,000, setting a new benchmark for the immediate neighborhood and establishing a record-breaking sale for the area.

People often ask me what the secret is.

The truth is...

There isn't one.

Great results don't come from luck.

They don't come from timing.

And they certainly don't come from putting a sign in the yard and hoping the internet does the rest.

They come from months of planning.

From understanding buyer psychology.

From helping shape a home before construction is complete.

From staging.

From photography.

From networking.

From private marketing.

From door knocking.

From direct mail.

From brokers opens.

From creating excitement before buyers ever step through the front door.

Because when enough people fall in love with the same home at the same time, competition takes over.

And competition is what creates premium prices.

That's the philosophy behind every listing I represent.

Don't just put it on the market.

Build anticipation.

Create demand.

Make it feel like everyone wants to be there.

Then let the market do what it does best.

That's exactly what happened at 22918 Date Avenue.
