This one started long before the property ever hit the market.
We identified 2014 Via Nova off market as a home with the right fundamentals but an opportunity to dramatically improve its presentation. From the beginning, there was a clear plan: determine where to invest, design the improvements around what buyers in this market actually respond to, and then execute a launch capable of pushing the property beyond what the existing comparable sales suggested.
The final week followed the same process we bring to every listing: deep clean, staging, media, pre-market exposure, and a coordinated launch designed to create maximum impact the moment the property went live.
Then came opening weekend.
We held the home open Saturday and Sunday from 12–4 PM, with more than 100 people walking through the property in two days.
That traffic turned into competition.
Six offers came in. Every single one above asking.
But "over asking" wasn't the goal. Maximizing the sale was.
We ultimately closed at $1,650,000—$52,000 over our $1,598,000 list price, and approximately $100,000 higher than the closest comparable sale.
A new all-time neighborhood record.
That's the part of this sale that matters.
We didn't inherit a record-setting property and simply put it on the MLS. We identified the opportunity, developed the renovation and presentation strategy, established the exit plan, created the buyer demand, generated six competing offers, and executed that plan all the way through closing.
The plan worked exactly as intended.
More than 100 buyers through opening weekend. Six offers, all above asking. A final sale price of $1,650,000—$100,000 above the closest comparable sale, and a new all-time neighborhood record.
