Behind the Sale: 204 S. Helberta Ave. #A, Redondo Beach, CA 90277

Some of the best listings don't come from advertising—they come from reputation.

I received a call from someone I knew in the real estate industry, although not directly in residential sales. A Vice President at his company was preparing to sell their home and needed a referral. My name was one of only a handful he passed along.

A few days later, the sellers and I connected.

I still remember exactly where I was in life. It was just days before my second daughter was born, and I remember hanging up the phone thinking, I really hope I get this one.

The home was exceptional.

A detached townhome in South Redondo Beach on one of the area's best streets. Two-on-a-lot configuration. Flooded with natural light. Beautiful finishes throughout. A loft, rooftop deck, and the kind of floor plan buyers rarely want to leave once they've walked through it.

The sellers believed their home deserved a premium price.

Often, my advice in situations like that is to start slightly below the ceiling and let the market compete the price upward. But every once in a while, a property comes along that's simply different.

This was one of those homes.

Rather than talking them down, we built a strategy around their confidence in the product.

The only challenge was timing.

They hadn't yet found their next home, so formally listing the property didn't make sense. Instead, we quietly introduced it through my network of local agents, generating meaningful off-market interest while allowing the sellers to remain flexible. Buyers surfaced, conversations happened, and we learned valuable information about the market's appetite without creating unnecessary pressure before the sellers were truly ready.

Then, nearly five months later, I got the call.

"Jack...we found it. Our dream home in the Seattle area. Let's list next week."

Everything moved immediately.

Deep cleaning.

Staging.

Professional photography.

Video production.

Marketing.

Every detail was executed with the goal of making the home's first impression unforgettable.

When the property hit the market, the response confirmed exactly what we expected.

The opening weekend was outstanding.

Among everyone who came through, one couple stood out almost immediately. They didn't just like the home—they connected with it. They returned for a second showing. Then a third.

That's usually a very good sign.

We listed the property at $2,298,000.

It ultimately closed for $2,345,000, setting a new record for this segment of the South Redondo Beach market—a record that still stands three years later.

The sale wasn't the result of luck or aggressive pricing.

It was the product of patience, preparation, and understanding exactly when to bring a home to market. We resisted the temptation to rush. We allowed the sellers' next chapter to dictate the timeline, quietly gathered market intelligence behind the scenes, and then executed a full-scale launch when the timing was finally right.

Every listing has its own strategy.

Sometimes the right move is to create urgency immediately.

Sometimes the smartest move is to wait.

Knowing the difference is one of the most valuable skills a listing agent can bring to the table.

For these clients, that patience paid off with a record-breaking sale, a seamless transition to their next home, and another reminder that great real estate outcomes are built long before a property ever hits the MLS.
